Welcome to Brisas de Chapala

Brisas de Chapala is a residential community comprised of 84 residences and 164 lots situated two and one-half kilometers north of the City of Chapala on the main highway (carretera) between Chapala and Guadalajara, Mexico’s second largest city. Area map

Located between the foothills of the Sierra Madres and Lake Chapala, Brisas offers spectacular views of both the mountains and the lake. The climate in this area is one of the most ideal in the world as has been noted in National Geographic Magazine.

 

History

Brisas de Chapala was constituted as a non-profit self-governing institution by the State of Jalisco in March of 1992. The document approving the Brisas de Chapala fraccionamiento or Colonos is an Escritura or Constitution which provides, among other things, terms and conditions for the operation of the community. In essence, the community is legally authorized to organize and elect a Board of Directors which has the authority to collect dues from residents and lot owners as determined by homeowners and lot owners. These funds are used to provide the following services; road maintenance and repair, security, street lighting and garbage removal. Additionally these dues are used to pay the National Water Commission for water extracted from our well and for the costs of water distribution to the community. We have two full time employees involved in street maintenance, water distribution etc.

Security

Security is provided by a private security company as well as the City of Chapala Police who conduct regular patrols on our streets and who position a patrol vehicle one kilometer from our entrance gate during the silent hours.

Location

Brisas de Chapala is ideally located within Lakeside Chapala. The city of Chapala is a three minute drive and we are less than ten minutes to Ajijic. The City of Chapala and the Lakeside area is a convenient location providing most of the three levels of government services such as property tax payment (City Hall), obtaining FM3 Immigration Cards (City Hall), getting driving licences (San Antonio), registering Mexican plated vehicles (Juarez St., Chapala) and paying electrical (CFE in Chapala) and telephone (Telmex) bills (Ajijic). There are several banks which provide convenient services for Canadian and American clients. There are two challenging golf courses within 15 minutes of Brisas.

Proximity to Guadalajara

The Guadalajara International Airport is less than 30 minutes by car and city of Guadalajara is approximately 45 minutes away. Guadalajara, with some 5 million residents, provides outstanding shopping opportunities, all cultural and art activities including a symphony, very modern hospitals with the most recent generation equipment and excellent physicians, many of whom have been trained in the United States.

Local Services

High speed Internet is available here as are most North American satellite and cable television systems.

While the City of Chapala is just minutes away there are several services delivered to our community such as bottled water, propane gas, plants and flowers, and a number of restaurants provide delivery services.
